It’s That Time of the Year Again

Home enthusiasts...our favorite time of the year is here! This fall, the city of Loveland welcomes the 59th annual HOMEARAMA®. HOMEARAMA® features six fully decorated and landscaped luxury homes, in the new ChimneyRidge subdivision. Take a tour of these stunning and unique, brand new construction homes from September 3rd through September 18th, 2022. This year, the HOMEARAMA® experience is moments away from downtown Loveland shops, restaurants and the bike trail. It's time to shop, eat, drink and explore the vibrant neighborhood of Loveland!

What is HOMEARAMA®?

"Discover an all-new community with old-world charm, gas lights and a lush wooded site"

HOMEARAMA® is a display of fully decorated and landscaped custom homes, that demonstrate the latest in construction, design, staging and technological innovations. This year, HOMEARAMA® features five local builders: AR Homes, Drees Homes, Fry Homes, Justin Doyle Homes, and WP Land Company. Every year the trends continue to change and I am amazed at what each builder brings to the table. Every home is unique and has its own special touch. Learn more about each builder here.
The show is scheduled September 3rd through the 18th. Tours are available Monday through Thursday from 4-9 PM, Friday through Sunday Noon-9 PM. You tour each home at your own pace. Tickets are $20.00 at the gate. Discount tickets are available online or on the Cincinnati HOMEARAMA® app for $19.00. Children 12 and under are admitted for free. The address is 10377 Butterworth Road, Loveland, OH 45140.
Tickets include on-site parking. On the weekends, show attendees can park at 220 E. and 227 E. Loveland Avenue (East Loveland Nature Preserve) and ride the shuttle to the show. The shuttle will run every 15 minutes from downtown Loveland to the HOMEARAMA® site and back to Downtown Loveland. The shuttle service is only available on weekends but will be available on Monday, September 5th from 11:45 AM – 9:15 PM.
There are exciting events planned throughout the HOMEARAMA® experience such as a pop-up art show, car show, "sip and shop", plus more! The Neighborhood | Location

The new ChimneyRidge subdivision is located in Warren County and is part of the Little Miami School District. It is limited to 30 homesites, many backing up to private, wooded and sloping rear yards, with lots up to two acres. The Story of Tandem

Tandem was founded in Columbus, Ohio in 2019 and has over 10,000 users in Central Ohio today. Tandem is now expanding to Cincinnati and Cleveland, allowing more people to take advantage of the free network they’ve built. 

The idea of Tandem was started by Olivia at just 10 years old. Olivia had started a neighborhood kids camp right in her backyard. Over the years, the camp grew and connected her with a network of families to care for. She realized the power of trust-based connections in the childcare industry and wanted to make this process easier for families and other care providers. 

With the industry challenges in mind, she created Tandem. The goal was to replicate word of mouth, which is why Tandem is completely free, removing typical barriers. Olivia has built a female-run team of 16. She works hard every day to grow her platform and help people in need of reliable care and household services.

What inspired you to start in real estate and how did you motivate yourself to keep going?

At one point in my life, I moved a total of 6 times within a two year time frame. Moving from place to place and not having a true place to call home was exhausting. After my last and final move, things changed. My home, my relationships, my career…my life literally went a 360. I can say, when I finally found “my home”, my life was forever changed. I know how it feels to finally find home and I am inspired to find that for others, too. My personal story motivates me to continue to help others.

Comparing your business from back then to now, what has been the main thing that allowed you to expand your business?

Collaboration over competition. Meeting and empowering other people within our industry has helped me continuously grow my business. I love to hear what people are doing to grow their business. Hearing stories about certain techniques that did / didn’t work is good to know. I am a true believer that the more you surround yourself with successful people, the more you will grow and learn how to serve your clients better. I am also always available to help out the agents within my brokerage with showings, open houses and closings. I am always finding new ways to learn and grow.

What’s the most profitable aspect of your business, why do you think this is and how can others apply this to what they are doing?

My creative mindset. Like many agents, I have years of marketing + sales experience. I have various connections within our city, and know how to negotiate fiercely. There’s no doubt I can close the deal on your dream home. When it comes to buying or selling your home, of course having a Realtor who knows how to get the deal done is very important. But hiring a Realtor who also has a creative mindset and is on top of marketing trends, really makes a difference. I pride myself on my creativity, online presence and extensive research. I will make your home stand out in today’s market. There is no doubt that my techniques will get your property sold in a timely manner, for its top dollar. I make sure my social media posts are creative and consistent, allowing my audience to get educated with the home selling or buying process. I gain clientele that way and receive many compliments that my content is very helpful. I think it is so important to keep my clients and sphere well informed, through a creative yet fun way.

When did you realize you were successful/made it and how did you feel/celebrate?

To be honest, it all started when I became licensed. For me, that test was a challenge. Every moment leading up to it was a challenge as well. I have a creative mindset… I am not a test taker. Ask me to make a presentation all about real estate and I’ll thrive. Ask me to sit in silence for 3 hours and take a standardized test on a computer and you will definitely not see me thriving. Once I finally passed, I knew the world was in my hands. I also knew it wasn’t going to be easy but it was something I was meant to do. I celebrated that day getting tacos and margs, before my next life journey would begin and I would be working full time again. Once I was licensed and able to make a difference in others lives, I knew I finally made it. Here I am today, a year later, living out my dream of helping others achieve their goals. It’s a very hard career, and of course I have my hard days. Those hard days are what push me to grow and make me who I am. I am beyond grateful to know that every single day I wake up, I get to do what I love. And that’s how you know you’ve made it in life.

What should other real estate entrepreneurs reading this be focusing on to expand their own business?

Building community. Not only is my business based off of creativity and connections, but it’s also based off of relationships. Community is VERY important to me – I love the community I’ve developed here in my town and beyond. With agents, neighbors, social media followers, and of course clientele. I really do have a passion for getting to know people and hearing their stories. There is a huge difference between a connection and a relationship. Getting to know my clients / building relationships is super important to me. You can have thousands of “connections” but those who you truly get to know and help are the most important to me. It goes a long way. I want to get the deal done but I also want a quality relationship. Don’t just focus on gaining clients, focus on building your community and the rest will flow.

Thinking about buying or selling your home? Currently in the market? This guide is for you!
Remember this… it’s okay to stop your agent and ask “wait… what does that mean?” That’s what I’m here for. Buying or selling a house is a huge commitment and likely the biggest purchase you’ll make. If you’ve never been through the process or if it has been a few years, it can be a bit overwhelming. Having a solid home buying/ selling vocabulary will help you organize the process, from start to sold. Here’s my list of essential real estate terms every home buyer and seller should know:
MLS: (also known as the Multiple Listing Service): An online database that is only offered to real estate brokers/ agents to search for and list properties. The MLS allows me to set up exclusive client portals. My clients receive an email the moment a home that matches their criteria hits the market, even before it reaches sites like Zillow or Realtor! As a seller, when I list your home on the MLS, your listing will automatically get sent to thousands of potential buyers.
Comps: Short for “comparable sales.” Comps are recently sold homes similar to yours (or the home you may be purchasing) in location, size, condition, and features. You and your agent will use comps to help price your home (or to come up with a reasonable price when writing an offer). Curious of what your current home may be worth? Click here to get a preliminary estimate, in under two minutes.
Contingent:A word meaning “dependent on.” In real estate, it means the seller has accepted an offer, but some additional conditions must be met. The most common contingencies include inspection, financing, appraisal, title, and home sale.
Earnest Money (also known as a “good faith” deposit):The money a buyer puts down when they are serious about purchasing your home. The higher the earnest money, typically, the greater the interest. I always encourage my buyers to write a minimum 1% of the purchase price, although every scenario varies. The funds remain in escrow until closing and are likely applied your closing costs. Alternatively, you can receive your earnest money back after closing.
Escrow:A third-party account that holds funds like earnest money, property taxes, and insurance during a real estate transaction.
Counter Offer: Counter offers become part of the home buying and selling process after buyers make an offer on a house. Sellers can change the offer to fit their wants. A counter offer is made in response to the original offer and completely voids it. This means that the original offer can no longer be accepted.
Addendum: An additional document that gets added to the purchase and sale agreement. This document will include any additional information or requests that the buyer or seller did not put into the original agreement. The addendum has the ability to override the original terms of the agreement. Items in the addendum could reflect a change in the agreed-upon price, what is included in the sale, repairs that must be made before closing, or any other agreed-upon requests.
Escalation clause: A tool used by buyers to outbid competitors for a property. In the contract submitted by the buyer to the seller, the buyer states they will increase their offer by a certain amount if the seller receives offers higher than theirs.
Pending: Pending means the house has an agreed upon executed contract between the buyer and seller. A home will be marked as “pending” until closing day. I have had clients ask “can we still tour or offer on a home that’s pending?” It is up to the sellers. At this point, some sellers don’t see the point in continuing to accept additional offers, but some may allow backup offers. It is still technically possible for the sale to fall apart, so I think it’s smart to have a backup offer in place.
Closing Costs: Fees and expenses that buyers and sellers must pay on closing day. The rule of thumb is that total closing costs will amount to 3 – 6% of the home’s total purchase price, although this can vary depending on local property taxes, insurance costs and other factors. Typically, the buyers pay the closing costs but sellers will sometimes agree to make some concessions toward closing costs. Tip- closing costs and down payment are two different things. Don’t mix them up!
Home warranty: A policy that will repair or replace major components such as HVAC, plumbing, and electrical, as well as appliances such as stoves and refrigerators, for an annual premium that you pay upfront. As a seller, you can offer a home warranty to make your home more desirable to prospective buyers. A home with a warranty is more likely to sell quickly as the home warranty protection gives the buyer more confidence and peace of mind with their purchase. As a buyer, you can request the sellers to purchase a warranty for you or you can purchase it on your own. It’s not required. If you need more information about home warranties, contact me. I will put you in touch with the local contact for home warranties.
Interest Rate Lock: An agreement between borrower and lender allowing the borrower to keep a certain interest for a specified amount of time before closing. This is nice to have while you’re in the process of home shopping. I have connections to amazing rate lock programs. Please ask me about my preferred lenders.
Staging:The process of making your home appealing to potential buyers by decluttering, rearranging furniture, or bringing in different furniture and decor. You can stage your home yourself or I can help you hire a professional stager. I also have a few staging items I bring myself, to spice up your home before pictures/ showings.

Looking for July Fourth plans in Cincinnati? From parades, to festivals… live music and firework shows, there’s plenty to do for everyone, all weekend long! Here is my guide to celebrating Independence Day in Cincinnati-
  • 55th Independence Day Fireworks at Ault Park– July 4th. Childrens costume contest and parade starts at 11 AM. There will be food trucks, kids activities, and live music throughout the day. End the evening with the classic firework show at 10 PM.
  • Madeira Independence Day Parade and Celebration– July 2nd. The Madeira Mile is at 4:30 PM, parade is at 5:00 PM, festivities at McDonald Commons Park start at 3: 00 PM, live music starts at 6:00 PM, Fireworks are at 10:00 PM.
  • Sawyer Point Summer Concert Series + Fireworks– July 2nd at Sawyer Point and Yeatman’s Cove. Live music starts at 2:30 PM. Four bands will play throughout the day with fireworks after the last performance.
  • Red, Rhythm and Boom– July 3rd at the Mason Municipal Campus. The fun starts at 4:00 PM with access to carnival and kid zone activities. Guests can enjoy a wide variety of food truck options as well as adult beverages. Stage entertainment starts at 6:00 PM and will continue throughout the night until fireworks at 10:00 PM.
  • Northside 4th of July Parade and Rock-n-Roll Carnival– July 2nd– 4th at Hoffner Park. Starting Saturday from 3 PM -1 AM, Sunday from 3 PM – 1 AM. The party continues Monday at 11 AM and closes at 6 PM.
  • Sparks in the Park– July 3rd, located at Riverside Ballfield in Milford from 7-10 PM. They’ll have DORA cups, Kona Ice, Johnny’s Creamy Whip mobile unit, and Street Fried Food Truck at the event. Live music starts at 7 PM. Rozzi’s Fireworks go off at 10 PM.
  • City of Montgomery Parade and Festival– July 4th at Montgomery Park. The day starts with a parade at 10 AM, followed by a celebration until 2 PM. The parade route runs east along Cooper Road from the Junior High to Montgomery Road and then north to Schoolhouse Lane. Stick around for food, entertainment, and family fun!
  • Red, White and Blue Ash– July 4th, at Summit Park. The fun starts at 4 PM, featuring live music from Gavin DeGraw. There will be family-fun festival rides, local food vendors, drinks, live character performances, and more! Fireworks start at 10 PM.
  • Taps Tastes and Tunes Festival– July 1st – 3rd at VOA Park. The fun starts Friday at 5 PM, featuring food vendors, ice-cold drinks, and live entertainment. Food Vendors will include Sweets & Meats BBQ, Turkey’s R Us, Craft Burger Bros, Big Dog’s Pizza, Graeter’s and more. July 2nd the party is from Noon – 11 PM, July 3rd from Noon- 10 PM. Fireworks are July 3rd at 10 PM.
  • Independence Day Cruise with BB Riverboats– July 3rd from 6:30-11:30 PM on the Ohio River. Independence Day Cruise includes- round-trip cruise to Coney Island for their Balloon Glow & Fireworks, entertainment provided by a DJ, refreshments, reserved indoor seating, full dinner buffet. Bar available to purchase soft drinks, beer, wine, and mixed drinks. Purchase your tickets ahead of time, here.
  • Fourth of July Celebration at Washington Park– July 3rd – 4th. The block party starts Saturday at 3 PM, ending at 10 PM. The party starts again Sunday at 6 PM, ending at 10 PM. Enjoy kids games and activities, live music, food from local vendors and drinks. There will be kids activities, games, local eats and of course a fireworks show after sunset.
